Buying Tips

  1. Speak with your financial advisor, Bank or Broker to arrange the best loan to suit your needs

  2. Prepare a short list of what you are after eg; number of bedrooms, bathroom, do you want brick & tile or timber, what area of town are  you after.

  3. Develop a relationship with an Agent at JTS Realty and let them know what you are looking for, that way the Agent can call you as new listings arise.

  4. Once you have decided on a property discuss an offer with your Agent.  The Agent will negotiate a price on your behalf.

  5. It is advisable to get a Pest Inspection to check for Termites.

  6. Make an appointment with your Solicitor/Conveyencer to discuss the contract conditions, take into consideration the results of the Pest Inspection.  You should be able to now make an informed decision about the suitability of the property.

  7. You will now sign the contract and pay a deposit.

  8. Once the contract has been signed the Solicitor will Exchange the Contracts.

  9. Settlement day should be approximately 42 days.  On or before settlement day you should have a final inspection to ensure that the property is in the same condition as when you last inspected it and that all inclusions are as per the contract.

  10. The Agent will hand over the keys as soon as the Solicitor notifies them that Settlement has taken place.
